Christie & Co publishes new report on serviced apartments in Germany
Specialist business property adviser Christie & Co has published its Germany Serviced Apartments Snapshot, offering insights into the serviced apartment sector, which is increasingly developing into a distinct asset class within the German hospitality market.

The report analyses supply, demand, performance, transaction activity and the operator landscape in this sub-segment of the German accommodation market.
The segment has grown significantly in recent years: between 2019 and 2025, the number of available units increased by an average of 9.2% per year. At the same time, more than 7,500 further units are under development across the country, and serviced apartments thus account for around 24.2% of the total hotel pipeline in Germany.
The segment is experiencing particularly dynamic growth in Germany’s seven largest hotel markets. The largest share of planned capacity is in Berlin, Hamburg and Frankfurt, with the project pipeline focusing predominantly on the upper-midscale and upscale segments.
This trend is particularly driven by flexible working models, project-based mobility, the strong trade fair sector and the ongoing housing shortage in many German cities. Furthermore, the analysis shows that serviced apartments have proved more resilient than the market as a whole during economically challenging market phases.
