Lake District guest house & restaurant on the market through Christie & Co

Specialist business property adviser, Christie & Co, has been instructed to market a collection of two hospitality businesses in Ambleside, Cumbria. The Gables Guest House and Sheila’s Cottage Restaurant have come to market as the current owners plan to retire.

Gables Guest House, which has been operating since 1946, occupies a prime position within Ambleside, overlooking the local park, restaurants and pubs. The property features 14 ensuite letting rooms which have all been recently refurbished to a high standard, as well as a large dining and breakfast area.

Located on a quiet lane in the heart of Ambleside, Sheila’s Cottage Restaurant is a thriving local business, which prides itself on the wide selection of freshly cooked, locally sourced food. The restaurant occupies a charming slate building, creating a cosy atmosphere for up to 70 customers. Above the restaurant, there is also a two-bedroom apartment which may be used as owners accommodation.

The current owners, Mark and Sharyn Rush, are now selling due to retirement.

They comment, “We were borrowing a friend’s apartment, having sold our own place, when we went to look at The Gables and fell in love. It’s in one of the best positions in the village, with great family accommodation – what more could you want? We have really enjoyed running our businesses in Ambleside for the last 25 years but feel that now, as retirement age is approaching, we need to move on to pastures new.”

Joel Osbourne, Hotel Broker at Christie & Co who is handling the sale comments, “This is an excellent and rare opportunity to obtain two fantastic businesses in the heart of Ambleside. If someone asked you to name a guest house in Ambleside, The Gables is likely to be close if not top of the list. It sits in a great position in the village, overlooking the park, and with full views from most of the rooms.

“Alongside this, Sheila’s Cottage has been established as a popular tearoom and restaurant. The venue is tucked away down a quiet lane but it is widely known for its great homemade food and friendly service.

“Both businesses come to the market in great condition and present a fantastic opportunity for someone looking to expand their portfolio or enter the hospitality sector for the first time.”
