72-bed care home to be built in large Leicestershire village following land sale
Specialist business property adviser, Christie & Co, has announced the sale of a development site in Markfield, Leicestershire, with planning consent for a 72-bed care home granted in January 2026.

Once built, the care home will have 72 bedrooms with en suite wetrooms and communal resident areas, including an open plan reception with a café/bar, garden lounge, cinema/activity space, hair salon, private dining room and choice of lounge and dining spaces. Landscaped gardens will form an extension of the care home environment, and the ground floor residents will benefit from ‘private’ terraced patio spaces accessible from bedrooms, while balcony areas provide views from the upper floors.
The site comprises a 2.7-acre former paddock and is located in a residential area within easy reach of Markfield high street and amenities. The site is well connected to the local area with bus stops at the site entrance and close proximity to the A50 and connections to central Leicester and the M1 motorway.
Planning consent was secured by Charterpoint Senior Living, a developer specialising in delivering exceptional, purpose-built senior living accommodation in collaboration with not-for-profit providers and leading private sector operators from site acquisition through to planning and development, to construction.
Following an open sales process with Sara Hartill at Christie & Co, the consented site has been sold to Crown Care Group, an experienced family-run operator with 23 care homes across the Midlands and the North, providing residential, nursing and dementia care. Crown Care Group also has several schemes in development, with Markfield being the latest.
