The Rutland Arms Hotel had traded since the 19th century, when the property first became a hotel, up until 2019 when it closed. The historic four-storey red brick building is located on the high street and previously had an annex which connected it to a distinctive walkway over Palace Street, which was demolished in 2020.
Today, The Rutland Arms Hotel offers a fully consented scheme for a part-refurbishment and part-new build 72-bedroom hotel, along with new public areas to include four meeting rooms, a bar and lounges, restaurants and back of house facilities. A new build located adjacent to the Rutland Arms on Palace Street would house 44 of the proposed 72 guest bedrooms.
The West Suffolk town of Newmarket is recognised as the global centre for thoroughbred horseracing, breeding and horse health. The town also benefits from easy access to London, the Midlands, and East Coast ports via the A14 and A11, and is also well-located to benefit from new warehousing and storage facilities currently under construction at Bury St Edmunds and Stowmarket’s Gateway, a 1.2 million square foot logistics development.
Commenting on the opportunity, Simon Jackaman, Director - Hotels at Christie & Co who is handling the sale jointly with Cheffins, said, “Considerable care has taken place within the scheme to protect and preserve all the original features within the property, as well as the integrity of the building’s listed status. The consented scheme will see it transformed into a 72-bedroom boutique hotel, retaining features such as decorative ceilings, fireplaces, and stained glass in the current designs.
“The Rutland Arms Hotel offers a unique opportunity to acquire a landmark freehold property in the centre of a well-known town and establish a high-quality operation, or explore possible alternative uses, subject to the appropriate necessary planning approvals being granted”.
