Established Isle of Wight care home sold after 21-year ownership

Specialist business property adviser, Christie & Co, has completed the sale of Waxham House care home in Ryde, Isle of Wight.

Waxham House is an established care home registered for up to 20 residents who are either over 65 or have physical disabilities. Dedicated staff provide good levels of care to residents, and during the last CQC inspection, the home was rated ‘Good’. It occupies a 19-bedroom converted, two-storey detached property on High Park Road in Ryde, on the north-east coast of the Isle of Wight

The home has been owned by husband-and-wife, Sanjay and Sandhya Ramdany since 2005, and was brought to market to enable them to retire.

Following a confidential sales process with Charles Phillips at Christie & Co, and with funding sourced through Neil Collins at Christie Finance, it has been purchased by first-time buyers, Minal Patel and Mitenkumar Patel of Genix Care Ltd.

Sanjay Ramdany, the former owner of Waxham House, comments, “We have very much enjoyed owning and operating Waxham House, and it was a hard decision to sell, but we thought the time was right for us to hand the business over to another owner. It has been a pleasure looking after our residents and working alongside our staff to ensure the best care possible is provided. We wish the new owners all the best, and we look forward to seeing the home flourish.”

Minal Patel, Director at Genix Care Ltd, comments, “We are very pleased to be taking over such a well-run, well-presented property and business, and look forward to working closely with the staff and residents. Waxham House was sold for an undisclosed price.
