Weardale Adventure Centre comes to the market through Christie & Co

Specialist business property adviser, Christie & Co is pleased to bring to the open market, Weardale Adventure Centre in the heart of Weardale, in County Durham.

Situated in the heart of the Northern Pennines Area of Outstanding Natural beauty, Weardale Adventure Centre has an abundance of natural beauty on its doorstep. The centre is set within circa 5.6 acres of grounds, meaning visitors can experience high end adventure activities in the real outdoors. This ideal location is easily accessible from Newcastle upon Tyne, Carlisle and the Lake District.

Activities on offer include rock climbing, canoeing, high ropes, gorge walking, archery, bushcraft and much more. The centre predominately catering for school residential, youth groups and adult/family groups. However in the last six months there has been a huge increase into a new market of day visitors.

After an exciting day of outdoor activities across the facilities, groups are able to stay at the guest accommodation on site. The centre, a spacious and comfortable three storey building sleeping up to 80 people, with ample outdoor areas to include a games room and lawned areas.

To the south of the site there is an undeveloped area of approx. 1.5 acres which was once a dry slope ski site, however this in no longer in use. Given the staycation boom that we have seen across the UK throughout the Covid-19 pandemic, this area presents huge potential to enhance the accommodation on offer. Necessary planning permission could be sought to develop the land into a glamping site, with the introduction of shepherds huts, pods or yurts.

The current owners Kay Sheppard and John Noble have owned Weardale Adventure Centre for six years but have been involved in the running of the centre for 10 years. They have made the decision to bring the business to the market in order to retire.

They comment, “After heavy investment over the past five years, the centre and its grounds are looking great and our forward bookings have greatly exceeded any previous year. Neither of us are as young as we used to be and ultimately we are looking to retire, however until such time we are committed to providing the same level of service to all of our guests and everyone can rest assured its business as usual for us. We have a great team of loyal staff who have been with us from the beginning and they are very committed to progressing the business.”

David Cash, Associate Director in Christie & Co’s Hospitality team is handling the sale and adds, “Weardale Adventure Centre offers a fantastic opportunity to acquire a very successful business with a huge amount of activity for growth and expansion. Whilst our clients seek to retire, they have identified several avenues to develop the business and are happy to share their ideas with a prospective purchaser. The business was busy pre-covid and it is experiencing exponential growth as a result of the staycation boom over the last two years, which seems set to continue for years to come. We expect interest from other outdoor activity centre operators, as well as private individuals looking to own and operate their own business.”

Weardale Adventure Centre is offered for sale at a freehold asking price of £800,000 which includes the going concern business as well as all fixtures, fittings and equipment.
