Closed North Wales nursing home seeks new owner to bring it to life

Specialist business property adviser, Christie & Co, has brought to the market the former Cottage Nursing Home in Mold, North Wales.

The former Cottage Nursing Home in Mold, North Wales

Initially constructed as a school, the Cottage Nursing Home traded very successfully for over 30 years, offering care to up to 52 elderly clients in 49 bedrooms over ground and first floor levels, with the majority of bedrooms being en suite. Its beautiful period property has been extended on numerous occasions, the most recent including a wing of 24 bedrooms which was completed just three years ago.

The site has on-site car parking and attractive landscaped gardens, and is arranged on a prominent corner site of approximately 0.86-acres. It benefits from an excellent trading position in a built-up residential area in Mold, close to the town centre and public transport routes.

In September 2021, the operating company of the Cottage Nursing Home fell into administration and the business closed for trading in February 2022. The Administrators, David Shambrook and Gary Hargreaves of FRP Advisory, have now appointed Christie & Co to market the property on a vacant possession basis with the benefit of a full trade inventory.

Research conducted by Christie & Co suggests a significant under-supply of bed-compliant spaces in the area together with an ageing population in the town. This is demonstrated by the historically strong occupancy levels and profitability of the business which was well-established in the area prior to its closure.

James Knight and Rob Kinsman of Christie & Co, who are managing the sale on behalf of FRP, comment, “The former Cottage Nursing Home offers an exciting opportunity for experienced providers to acquire a vacant care home of some considerable scale. Subject to the necessary consents we believe there is clear scope to re-open the care home and once again establish the Cottage as a key social care facility in the community.”

The former Cottage Nursing Home is offered for sale on a freehold basis, with an asking price of £1,250,000, which includes all fixtures and fittings.
