Former site of Hawley Place School in Camberley sold to private SEMH school operator

Specialist business property adviser, Christie & Co, has announced the sale of the former Hawley Place School campus in Blackwater near Camberley, which was sold on a freehold basis with the benefit of vacant possession.

Hawley Hurst School, Blackwater.

Hawley Place School was originally founded in 1953 and operated as a co-educational independent day school for circa 400 pupils aged two to 19 years. In 2018, Hawley Place School was purchased with two schools merging to form Hawley Hurst School. Following the appointment of joint administrators, Christie & Co and Hurst Warne were appointed as joint agents, tasked with finding a buyer.

The 15.47-acre campus, which comprises an attractive red-brick Victorian property, modular buildings, extensive accommodation, and sporting facilities, is set amid a woodland backdrop on the outskirts of Hawley, near to both Camberley and Farnborough. The opportunity to acquire such a well-located educational campus, which offers significant development opportunity, proved to be of great interest to a wide range of prospective purchasers. While located within close proximity to the Thames Basin Heaths Special Protection Area, expressions of interest and offers were received from a very wide range of eager acquirers including specialist childcare and education groups, private hospital, healthcare, and children’s day nursery businesses.

Following a confidential sales process, the site has been sold to a private, SEMH school operator.

Brian Burke of Quantuma Advisory Ltd, joint Administrator of Hawley Place School Limited – In Administration, comments, “I am very pleased that we have successfully completed the sale of this extensive educational campus. We wish the buyer’s team every success as they take their plans forward and add the next chapter in the campus’s long history of delivering education.”

Courteney Donaldson, Managing Director - Childcare & Education at Christie & Co, who handled the sale, comments, “It has been a pleasure to work with joint administrators and indeed their wider advisory team on this transaction - we’re so delighted to have been able to introduce this opportunity to such a diverse mix of eager and enthusiastic buyers. The campus offers so much potential. I wish the buyer all the best with their future plans for this asset and, over forthcoming months, I’m very much looking forward to seeing their plans take shape.”

The former Hawley Hurst school was sold off an asking price of £3,500,000.
