A beloved fixture of London’s dining scene since 1946, the Regency has become renowned for its traditional British breakfasts, distinctive Art Deco interior, and appearances in numerous film and television productions including Layer Cake, Pride and Rocketman, having held a special place in the hearts of locals and visitors alike for many years.
The transfer of leasehold marks a new chapter for the celebrated institution and underscores the continuing appeal of historically rich, character-driven venues in central London’s vibrant hospitality sector. The new leaseholder takes the reins with a commitment to preserving the cafe’s enduring legacy while exploring opportunities for future growth.
The sale marks the end of Marco Schiavetta and Claudia Perotti’s 39-year tenure at the Regency, having operated the café as a family business since 1986.
The new owners are experienced café operators Fevzi and Zafer Gungor. Fevzi Gungor commented, “I’m honoured to take over such a historic and much-loved institution. As someone born in Turkey and raised in White City, West London, my journey started humbly - delivering newspapers at 13 before school - and I’ve never looked back. Over the years, I’ve launched over 50 successful eateries across the city, but taking the reins at Regency Café is truly special.
“My aim isn’t to change what people already love about Regency Café, but to enhance it - extending opening hours, refreshing equipment, strengthening our social media presence, and introducing merchandise that captures the spirit of this iconic spot. We’re also exploring partnerships with major British brands for co-branded sauces, beans, and more.
“We may look at expanding the kitchen to cater for Halal dining, reflecting the diverse communities and tourists we serve, including many from the Arab Peninsula. In time, I’d love to see the Regency name in key global cities - Amsterdam, Berlin, Istanbul, Dubai - but our immediate focus is on Regency Street. We want to ensure it continues to be a place where locals and visitors alike can enjoy one of London’s best breakfasts.”
Claudia Perotti commented, “Having been recommended Christie & Co to oversee the sale of the Regency Cafe, Marco and I were immediately impressed with David's professionalism. He was extremely responsive throughout the entire process, not only helping us with multiple queries but dealing with all processes and difficulties as and when they arose in a timely manner.”
David Wilson, Associate Director at Christie & Co who managed the sale process, added: “We are delighted to announce the leasehold sale of the Regency Café, ending an incredible 39-year tenure under its former owners, Claudia Perotti and Marco Angelo Schiavetta. This iconic café generated significant interest on the market, selling for a best-and-final offer following two highly attended viewing days. This sale, and the interest in generated, demonstrates just how strong the demand is for well-established hospitality businesses in London. With high demand from buyers, we would encourage leasehold owners of café and restaurant businesses in the capital to get in touch for specialist marketing advice.”
The Regency Café leasehold was sold at an undisclosed price.
