Established Worcestershire village care home sold to former CQC Adviser

Specialist business property adviser, Christie & Co, has announced the sale of The Leys Residential Home in Alvechurch, Worcestershire.

The Leys Residential Home in Worcestershire

The Leys is a well-established, CQC-rated ‘Good’ care business that is registered for 20 service users. The business occupies a detached, characterful building set on circa two acres of land on the outskirts of the large village of Alvechurch in northeast Worcestershire, in the valley of the River Arrow.

The business has been owned by Amit Midha for the last 15 years and was recently brought to market to allow him to “move on to other ventures.”

Following a confidential sales process with Paul Reilly at Christie & Co, and with funding sourced through Christie Finance, the home has been purchased by first-time buyer, Rajwant Dau, who has worked as an adviser at the Care Quality Commission for many years.

Rajwant Dau, new owner of The Leys Residential Home, comments, “As a first-time buyer, I felt The Leys Residential Home was the one for me. Living locally to the home, the size, the caring staff, and the high level to which it has been in operation were all factors that contributed to my decision to become a business owner in the care sector. I have spent over 10 years working behind the scenes for the NHS in combination with the local commissioning bodies and general practice, so I have a full breadth of all that is ahead of me. I’m extremely excited to take over The Leys and to dedicate my time and energy to ensuring it remains one of the best in the area!”

Paul Reilly, Director – Care at Christie & Co, comments, “We’re continuing to see a good appetite for smaller, ‘Good’ CQC-rated homes, especially those with a registered manager. The market in the Midlands continues to be a haven for both new entrants and experienced operators, and the key with every deal is having the right advisors on both sides - a good solicitor is vital, and they should have a background in transactional healthcare sales both Asset and Share sales.”

Ashley Clements, Finance Consultant at Christie Finance, who sourced funding for the buyer, comments, “It was a pleasure to work with Raj to source the funding required to assist with this purchase. The Leys offered a great opportunity for her to enter the care sector and finance was integral in allowing that to happen. In the current economic climate, the finance market can be challenging to navigate as a first-time buyer. Whether this is your first care home purchase or if you’re an experienced operator, with the right professional network and support, funding may be possible as lenders continue to focus on relatable or direct experience in the sector. I wish Raj every success with this venture and look forward to working together in the future.”

The Leys Residential Home was sold for an undisclosed price.
