Four star hotel on the Firth of Tay brought to market

Specialist business property adviser, Christie & Co has been instructed to sell The Hotel Broughty Ferry, a four star, family run hotel situated in the old fishing village of Broughty Ferry, in Dundee, Scotland.

Occupying a traditional Victorian villa, significantly extended in 1990, the hotel comprises 16 luxury en suite letting bedrooms, a lounge bar, and restaurant, which both can accommodate for 90 covers, in addition to a side extension, which can accommodate for a further 20. The hotel features a leisure complex, which comprises a heated indoor swimming pool, gym and Swedish style sauna at the lower ground level. Externally, there is a private car park for 12 vehicles.

Situated on the northern shore of the Firth of Tay, the affluent area of Broughty Ferry is situated four miles from Dundee city centre and benefits from a railway station which links Dundee to Perth, Edinburgh, Glasgow and Aberdeen. The hotel attracts business and leisure travellers alike, with the surrounding countryside offering a wealth of attractions and activities, including excellent golf courses. Additionally, the opening of the V&A has attracted over 200,000 visitors in recent weeks. Rated four stars by VisitScotland, the hotel maintains an excellent reputation for its facilities and services.

A former letting bedroom is currently utilised as owner’s accommodation and could also be used as manager’s accommodation or alternatively as an additional letting room.

Following  15 years of ownership, current owners, Mr & Mrs Stewart decided to sell in order to retire and comment, “The time spent in the hospitality industry has been a fantastic journey. There have been many changes. When we started in 1965 a pint of beer was 10 pence, you could buy 10 pints for a pound and today it varies from £3.50 to £4.00 per pint! We have both been licence holders for over half a century. As we are both in our 70s, our family has persuaded us to have a well earned rest after 53 years behind bars!”

Stuart Drysdale, Director at Christie & Co is handling the sale and comments, “The owners are well known and regarded in Broughty Ferry and have been instrumental in shaping the hospitality landscape over many years. Mr Stewart once ran the Three Barrels in Dundee, known as ‘the busiest bar in Scotland,’ serving 14,000 pints per week, and has more recently taken over the stewardship of The Hotel Broughty Ferry. Now looking forward to a well earned retirement, Mr & Mrs Stewart hope the hotel will be taken on by an enthusiastic and experienced operator, who will continue to serve the local community and the increasing number of visitors to the area. The Hotel Broughty Ferry presents a superb opportunity for an experienced operator looking to take on a quality business, suitable as a lifestyle business or an addition to a hotel portfolio.”

Christie & Co is seeking an asking price of £830,000 for the freehold interest of The Hotel Broughty Ferry.
